Malaga registers an annual growth in housing prices of more than 15%

Málaga property prices see the highest annual growth in Andalucía

Good news for anyone considering purchasing a villa in Marbella or along the wider Costa del Sol, property values in Málaga are continuing on their upward trajectory. Which means that if you find the right property for sale on the Costa del Sol, you will be sitting on a potential gold mine when it comes to realising returns on your investment.

If there was any doubt about the buoyancy of Málaga’s property market, you need look no further than the figures provided by Gloval in their “VIII Barometer of the Residential Market of Andalusía” report.  As published in observatorioinmobilario.es (July 2024), the statistic show that by the end of Q2 2024, property prices in Málaga  had risen by over 15.2%, as compared to the same period in the previous year. 

However, Málaga isn’t the only area in Andalucía to perform well, throughout 2024 all municipalities registered annual and quarterly growth. Ranked according to the size of the price increase, Granada registered an 8.9% house price rise, followed by Cádiz at 7.1%, Huelva at 6.2%, Almería at 6.1%, Seville at 4.5%, Jaén at 3.4% and last but not least Córdoba at 2.8%. For the two areas with the highest price increase; Málaga and Cadiz, these percentage equate to average property values of 2,681€ and 2,684€ per square metre respectively, with Cadiz marginally edging ahead. 

Increase in growth from Q1 to Q2 2024

Compared to the first quarter of 2024, an increase in housing prices has also been reported in all capital cities . Málaga once again stood out with a quarterly growth of 5.4%. The increases in other cities were: Almería with 3.8%, Cádiz with 3.4%, Jaén with 3%, Seville with 2.8%, Huelva with 1.7%, Granada with 1.5% and Córdoba with 1.2%. All municipalities in this area have shown annual and quarterly growth in house prices.

Marbella remains most expensive city to buy property on the Costa del Sol

Marbella is one third of the so-called ‘Golden Triangle’, an area spanning the three of the most popular (and pricey) municipalities of Marbella, Estepona and Benahavís. With Marbella’s high international profile and the constant chronic shortage of luxury housing stock, it will  come as no surprise that this glamorous beachside city remains the most expensive area to find property for sale on the Costa del Sol. In Q2 2024, the average value of homes in Marbella stood at 3,920€ per square metre.

Fuengirola, located on the eastern stretch of the Costa del Sol, has the second highest value with an average price of  3,090€ per square metre, followed Estepona at 2,984€, and Torremolinos in third place, with an average property value of 2,892€ per square metre. 

The data confirms that Málaga remains the focus of savvy investors keen to snap up the best Costa del Sol homes for sale which is expected to continue for the foreseeable future.
